Our property investments were unintentionally started 8 years ago purely by chance.
My wife, 2 daughters ( aged 8 and 2 at the time ) & I lived in our own 2 bedroom semi detached house in a small village, with no intention of moving into a larger more expensive property for a good few years as we were intending to create a third bedroom in the loft so the children could have their privacy, until a loft conversion specialist informed us that due to planning restrictions we would have to use ½ of one of the bedrooms for a stairway to gain a room in the loft.
This would be ludicrous, so we resigned ourselves to the fact that we were staying for a few more years until the children grew older.
Only a month or so later we were informed that a house became vacant on the outskirts of the village which was considerably bigger in size, in a much better location than our house as it has a private road, it is next to a playing field which is ideal for the children and is surrounded by a nature reserve, again ideal as we had three dogs at the time.
We looked at the house that afternoon and fell in love with it.
We immediately entered a bidding war to get this house as it was also at a bargain price of offers over £ 19,000.
We won the bidding war and purchased the property for £ 27,500 and now after spending approx. £ 50,000 on renovations it is now valued at circa £ 200,000.
At the time we were devastated because we knew that my wages could not afford 2 houses, and we thought there was no way on earth we could sell our house and purchase the new property within the 30 day deadline, set out by the sellers agent, so the deal was nearly off.
I thought committing to buying the house we lived in was stressful, but trying to sell our house and purchase another property with very little savings was mind boggling.
There seemed to be no solution until a friend suggested speaking to a professional Financial Adviser who advised us to rent out the property we lived in for a short term, and then sell it shortly after we had purchased our new property.
This allowed our house to be classed as self funding as the rent covered the mortgage payments and at the same time apply for a new mortgage for our new property.
It was an excellent result, as within 48 hours our mortgage company allowed us to rent out our house and we were offered a mortgage for our new property, and then one week later we had a tenant for our existing property.
Everything couldn’t have been any better, until it got closer to exchanging contracts on our new property when I got last minute nerves.
“Should I or Shouldn’t I” kept going round and round in my head.
We eventually decided to “just go for it” as we knew we were going to sell our old house quickly and this was just a quick short term solution for us to purchase our new found love.
Having moved into our new found love, the rent from our old house kept coming in on a regular basis and the tenant wasn’t giving us any problems.
The months rolled on and on without us even thinking about selling.
We still have our old house to this day and further properties in our property portfolio eight years on, including a property overseas.
We have never looked back.
We formed Chameleon Property Investments Ltd in 2006 to offer our clients the same opportunity.
The moral of the story is “sometimes in life it is good to step outside your comfort zone to achieve a bigger reward”.
It is also fair to say that even though we took the leap of faith it could not have been achieved as reassuringly and effectively without a network of fantastic, knowledgeable and understanding professionals.
This is recognised in business by the term “right people for the right job”.
